But here’s the truth: those online estimates — whether from ZillowRedfin, or Realtor.com — often miss the mark, especially here in Georgia.

Why Online Estimates Swing


Zillow, Redfin, and Realtor.com pull from public records and MLS data.
The problem? Georgia is a 
non-disclosure state, which means not all sales prices and property details are publicly available.


That leads to huge gaps like:


  • Finished basements that never make it into county records.
  • Pools, new roofs, or updated kitchens that aren’t documented.
  • Micro-market trends that algorithms simply can’t “see.”


That’s why your Zestimate might jump tens of thousands of dollars from week to week — the data behind it isn’t complete.


Even Zillow’s CEO Didn’t Trust His Zestimate


Zillow itself admits its limitations: in the Atlanta area, their accuracy rating is only 
3 out of 5 stars.
