When moving to North Atlanta, most people start with a school district or a commute time. But what about the soul of the home? Our area isn’t cookie-cutter. Each city—Milton, Alpharetta, Roswell, Cumming—has a distinct architectural personality. Whether you dream of a sprawling equestrian estate or a walkable historic bungalow, your aesthetic often dictates your location. Here is your guide to the 9 architectural styles that define North Atlanta real estate.

1. The Classics (Found Everywhere)

  • Traditional Brick Colonial: The symbol of stability in Alpharetta and Johns Creek. Symmetrical, stately, and usually 4-sided brick. These homes hold their value incredibly well and define neighborhoods like Windward.

  • The American Farmhouse: Welcoming front porches and gables. You’ll see classic versions in Roswell and newer interpretations in Cumming.

2. The Luxury Trends (Milton & North Forsyth)

  • The Modern Farmhouse: The current "It" style. Think crisp white siding, black window frames, metal roof accents, and 1+ acre lots. This is the uniform of luxury in Milton (White Columns, The Manor).

  • The Modern Tudor: A sleek 2025 update to the storybook classic. Painted brick, steep peaks, and cleaner lines. A favorite for custom new construction.

3. Character & History (Roswell & Downtown Alpharetta)

  • The Bungalow: Cozy, charming, and heavy on front-porch living. If you want to walk to Canton Street for dinner, you’re likely looking for one of these in Historic Roswell.

  • The Brick Ranch: The ultimate renovation opportunity. Single-level living with great bones. We see these being modernized into stunning estates in Roswell and Dunwoody

4. The Hidden Gems (Marietta & East Cobb)

  • Soft Contemporary: Love the "retro-modern" vibe? Look for the angular rooflines, cedar siding, and vaulted ceilings of the 1970s and 80s in East Cobb and Marietta.

  • Tudor Revival: Storybook charm with decorative timbering and stone. A staple of established neighborhoods in Johns Creek
